Stoneham Self-Storage, Stoneham, MA

Integrated Builders announced that it has been selected as the construction manager for a 120,000 square-foot (s.f.) self-storage facility in Stoneham, Massachusetts. The work will be performed on behalf of Owner Jumbo Self Storage, LLC.  Integrated Builders’ team includes Project Manager Dean Kelliher, Project Superintendents Herb Volpe and Jame Leiter, and Assistant Project Manager Barbara Frazier who will implement the design of architect BL Companies.

Stoneham Self Storage will commence with extensive site work and shoring. The facility will be constructed with a structural steel frame and insulated metal wall panels, while split face block will be installed around the lower exterior. It will stand three-stories tall and include a full basement. The interior will house 1,000 temperature-controlled storage units that are accessed through commercial sliding doors and an elevator in the front entrance area. The first level will include reception for sales and administration, and all three levels will include individual storage lockers. Integrated Builders will install a state-of-the-art fire protection system throughout the building. In addition, landscaping and irrigation will be installed around the perimeter to enhance curb appeal. Last, a small parking lot will be paved for staff and customer use.

The new self-storage facility is located at 54 Montvale Avenue at the former Montvale Plaza in Stoneham, Massachusetts. It is directly off Route 93 making it a convenient location for customers in the North Shore region.

Integrated Builders announced that it has been selected as the construction manager for a 120,000 square-foot (s.f.) self-storage facility.

Extra Space Storage, Walpole, MA

Integrated Builders has completed a 120,000 square-foot (s.f.) self-storage facility from the ground-up on behalf of real estate investment firm Highland Development Ventures.

The new self-storage facility was constructed three-stories high with a structural steel frame. The exterior features insulated metal wall panels. The interior was built with concrete slab to include a vapor barrier and houses 819 temperature controlled self-storage units that can be accessed through automatic sliding doors in the front entrance or 1 of 2 drive-in loading docks with roll-up doors. The construction includes the installation of 2 elevators for customer convenience. The entire building is equipped with a fire protection sprinkler system, and feature energy efficient sensor lighting. In addition a contemporary reception area and office was built out for administrative purposes as well as a break room and restrooms.

The new self-storage facility is located at Route 1 and Foxhill Drive in Walpole, MA.

UPPAbaby Corporate Headquarters, Rockland, MA

Integrated Builders announced that it has completed construction on a 50,000 S.F. corporate headquarters for UPPAbaby in Rockland, Massachusetts.

All of the MEPFP on a design-build basis.Integrated used a structural steel-frame to construct the new office on a vacant 3.6 acre parcel. The exterior features a glass curtain wall façade with insulated wall panels, and phenolic wood sides. The front entrance is visible from the exterior and features concrete floors with modern white furniture as well as a colorful architectural element used to showcase stroller designs. The entrance also includes a small retail area for walk-in and direct-to-consumer sales.

The interior has a distinct open office concept with no doors throughout the space, clear dividers, and exposed structural steel. The departments are color coded and individual offices boast unique designs. The carpets and wall art throughout the space are abstract and meant to match each room’s theme.

The research and development department in particular is the most innovative area with multiple surfaces to test stroller performance on, and an automated machine for test-runs. The office leads back to a warehouse used to store strollers. It also contains a designated area where trained technicians can repair products and perform maintenance.


UPPAbaby Corporate Offices

Rockland, MA

Integrated Builders announced that it has completed construction on a 50,000 S.F. corporate headquarters.

Two Wells Avenue, Newton, MA

Integrated Builders finished a 105,000 sf office building from the ground-up at Two Wells Avenue in Newton, Massachusetts. The Integrated Builders team commenced site work with the selective demolition of the West corridor to preserve 27,000 sf of the original building. The firm then built a 105,000 sf structure that attaches to the existing office area with a 3,162 sf common corridor.

The new offices are three stories high and built with structural steel. Two Wells Avenue boasts a modern exterior design, new utilities, underground storm water filtration, and an extended parking lot.

The main entrance area includes a decorative metal ceiling, stone floors and wood accents. In addition, there is a waterfall feature made from granite and glass that reaches two-stories high within the new lobby.

Newton, MA

Integrated Builders finished a 105,000 sf office building from the ground-up at Two Wells Avenue in Newton, Massachusetts.

MACOM Technology Solutions, Lowell, MA

MACOM is now a three-building campus after Integrated Builders finished a 60,000 sf office expansion in addition to the  existing design and operational center.

The firm was strategic in its project delivery in order minimize disruption to normal  operations over the 16 month schedule. The headquarters was expanded with a structural steel frame.

There were terracotta panels and curtain walls added to the exterior of the new wing, while aluminum panels were added to the main office. The firm built a two-floor glass encompassed corridor to connect the new and old sections.

The interior of the new section features  a new reception area, individual offices, conference rooms, and collaborative work stations.
Integrated built-out a full commercial kitchen and dining room. The headquarters also received new landscaping and hardscaping and an outdoor patio.


MACOM Technology Solutions

Lowell, MA

MACOM now a three building campus after Integrated Builders finished a 60,000 sf office expansion in addition to the existing design.

Prime Motor Group, Rockland, MA

Prime Hyundai is a 30,000 square-foot automobile dealership that was constructed for the Prime Motor Group to replace the Prime Hyundai Quincy location. The project commenced with the demolition of the former Blue Cross/Blue Shield manufacturing warehouse. The dealership was then built over an efficient 9-month schedule from the ground-up. The new

Prime Hyundai is a single level dealership that features a 27,000 sf showroom with customer service kiosks, a lounge area, enclosed offices, and a conference room. The showroom boasts modern finishes and a 12-foot glass storefront that allows for ample natural light. Additionally, there are 2 service drives and 14 vehicle lifts that are used for preventative maintenance and repairs. There is also a 3,000 sf storage and parts mezzanine. The dealership is located off Route 3 on a lot that is able to store 400 vehicles.

Prime Hyundai is a 30,000 sf automobile dealership that was constructed for the Prime Motor Group.
