Project Overview
Integrated Builders is managing a building repositioning at 199 Riverneck Road in Chelmsford, Massachusetts, upgrading an existing 93,852 SF flex building to better support flex/R&D and shallow-bay warehousing users. The repositioning strategy includes selective second-floor removal to create 24’+ clear heights in targeted areas, leveraging existing building infrastructure like 4 loading docks, 1,600 amps of power, and approximately 370 parking spaces. A portion of the work supports AVI-SPL’s tenancy, including second-floor slab removal tied to an 18,000 SF space, with about 6,000 SF planned as 25’ clear-height warehousing, converting former two-story office area into functional warehouse/flex use.
