Integrated Builders has completed an 11,000 square-foot (sf) build-out at 417 South Street in Marlborough, MA, on behalf of BWT Pharma & Biotech. The asset is owned and operated by Hudson-based Calare Properties.
BWT Pharma & Biotech’s new accommodations comprise 8,000 sf of designated production space and 3,000 sf of office space. Integrated Builders provided construction management and engineering services to deliver a new electrical layout, as well as HVAC, drainage, and water supply systems. Notably, BWT Pharma & Biotech is relocating to 417 South Street from its current home in Leominster, MA.
“The build-out at 417 South Street ultimately provides BWT Pharma & Biotech with a highly-functional space, updated systems, and a more efficient layout within a recently constructed facility,” commented Jay Dacey, President of Integrated Builders. “We have undertaken several previous projects at the facility and are very familiar with the building’s layout, which allowed us to deliver the completed space in a timely, two-month timespan. The Integrated Builders team, led by Superintendent Peter Barbosa, Project Manager Sean Burgess, and Assistant Project Manager Barbara Frazier, worked alongside architects ci design, inc., to deliver the new space. Integrated Builders has previously completed multiple projects at the asset, including original base-building construction, and the development of a fire suppression system and explosion-proof room on behalf of Hoerbiger American Holding, Inc., which currently occupies 37,800 sf.

417 South Street is a 145,600 sf flex/R&D/industrial facility located in Marlborough, MA.
